Ownership of Lake Sinclair Property
There are 3 types of property ownership on Lake Sinclair: Fee Simple, Lease Access Strip, & Georgia Power Lease Lots.
1) Fee Simple – deeded property owned to full pool level, which is 340’ above sea level.
2) Lease Access Strip – deeded property is owned to 10’ above full pool combined with 10’ between the deeded property and the lake full pool level. This is 10’ in elevation, not footage. The lease access strip is $300 per year. No transfer fee.
3) Georgia Power Leased Lots - Georgia Power owns the lot and individuals lease the lot for a term of 15 years. The individual has the right to renew the lease at the end of 15 years as long as they comply with the lease. Closing requirements include a $1500 or $3000 transfer fee, a recent as-built survey, and a Conditional Bill of Sale signed by seller and buyer (supplied by Georgia Power).
Regardless of the type of ownership, what can be built on the lake - seawalls, docks, and/or boathouses, are managed and approved by Georgia Power.
2011 RATES FOR GEORGIA POWER LEASE LOTS
1st - 2nd Year = $900 per year
3rd – 7th Year = $1050 per year
8th – 12th Year = $1100 per year
13th - 15th Year = $1200 per year
